Buckhead.

The neighborhood every other Atlanta address gets measured against.

Buckhead sits north of Midtown along the Peachtree Road corridor, and for the better part of a century it has been Atlanta's answer to old money and new: a place of gated estates, mature tree canopy, and streets that have carried the same names, and often the same families, for generations. It is not a single style of house or a single price point. It is a standard.

Several of my personal record transactions, from Chastain Park to West Paces Ferry Road, sit inside or immediately adjacent to Buckhead. I know its enclaves, its architecture, and the quiet ways one street commands more than the one beside it, because I have represented buyers and sellers here since 2009.

“The trees are older here, and so are the expectations. I’ve never had to sell Buckhead. My job is making sure everything behind that address lives up to what it already promises.”

Old trees. Old money. A very particular kind of quiet.

Buckhead reads private long before it reads formal. Deep lots and mature hardwoods buy distance from the street, even a few minutes from the restaurants and boutiques of Buckhead Village or the retail anchors of Lenox Square and Phipps Plaza. Architecturally, the neighborhood leans traditional and transitional, brick and stone estates along West Paces Ferry Road and Tuxedo Road, though newer construction has brought a more contemporary edge to select pockets.

It is close enough to Midtown and Downtown for a short commute, and far enough removed to feel like its own city within the city, which is, in essence, exactly what it has always been.

Buckhead isn't one neighborhood. It's a dozen.

Ask five people to define Buckhead and you'll get five different maps. In practice, it's a collection of named enclaves, each with its own character, lot sizes, and architectural identity. Among the ones I work in most:

What is it like to live in Buckhead, Atlanta?

Buckhead is Atlanta's most established luxury district: leafy, private, and centered on the Peachtree Road corridor. It combines deep, tree-covered lots and traditional architecture with easy access to the restaurants, shopping, and nightlife of Buckhead Village, Lenox Square, and Phipps Plaza. It functions as its own self-contained city within Atlanta, with its own commercial core, schools, and identity.

How much do luxury homes in Buckhead cost?

Buckhead spans a wide range, from condominiums along Peachtree Road to sprawling estates on multi-acre lots in Tuxedo Park and Chastain Park. It consistently ranks among the highest price-per-square-foot markets in the Southeast. Because pricing varies so much by enclave, street, and lot, the most accurate answer comes from a direct conversation about the specific area and property type you have in mind.

What are the best neighborhoods within Buckhead?

Buckhead is made up of distinct enclaves rather than one uniform neighborhood, including Tuxedo Park, Chastain Park, Garden Hills, Peachtree Heights East and West, Peachtree Battle, Collier Hills, and Sherwood Forest. Each has its own character, from Tuxedo Park's grand historic estates to Garden Hills' walkable, village-like streets. The right one depends entirely on lifestyle, lot size, and architectural preference.

Does Nicholas Daniel Brown work in Buckhead?

Yes. Buckhead and its surrounding enclaves are core to Nicholas Daniel Brown's business at Compass, with personally represented transactions across Chastain Park, Tuxedo Park, and West Paces Ferry Road among his notable career sales. What schools serve Buckhead, Atlanta?

Most of Buckhead feeds into Sutton Middle School and North Atlanta High School through the Atlanta Public Schools system, though the specific elementary school depends on the street, most commonly Morris Brandon, E. Rivers, Warren T. Jackson, Sarah Rawson Smith, or Garden Hills. Several private school options are also nearby. Because zoning can change, I'd always confirm current boundaries directly with Atlanta Public Schools before a purchase decision.

How do I get to the airport or Downtown from Buckhead?

Buckhead sits roughly 5 to 6 miles north of Midtown and 8 to 9 miles north of Downtown, both a short drive down Peachtree Road or GA-400. Hartsfield-Jackson International Airport is about 17 miles south. MARTA's Red Line runs directly through Buckhead and Lenox stations, with a roughly 30 to 35 minute ride straight to the airport with no car required.

What are property taxes like in Buckhead?

Buckhead falls in Fulton County, where the county's general fund millage rate has held at 8.87 mills for several consecutive years. That county rate is only one piece of the total bill, which also includes school district and, in some cases, city or CID portions, so the effective rate on a specific property should always be verified directly rather than estimated from the county rate alone.

How does Buckhead compare to other Atlanta luxury neighborhoods?

Buckhead is the largest and most established of Atlanta's luxury districts, with more architectural variety and price range than smaller, more uniform enclaves. Compared to a place like Tuxedo Park, which is exclusively grand historic estates, or Virginia-Highland, which is walkable and craftsman-scale, Buckhead offers everything from high-rise condominiums to multi-acre estates within a few minutes of each other. As more neighborhood guides publish on this site, I'll be linking directly to side-by-side comparisons.
