Living Near Chastain Park: What Buyers Should Know Before They Buy

October 26, 2026

Most Atlanta neighborhoods have a park nearby. The streets around Chastain Park are built around one. At 268 acres, Chastain is one of the largest parks in the City of Atlanta, and for the families who live around it, it is part of the daily routine: a morning loop on the trail, tennis after work, a summer concert you can hear from the back porch.

That last part is worth thinking about before you buy. Here is what I tell clients considering a home near Chastain.

What the Park Actually Offers

Chastain Park includes an 18-hole public golf course, a horse park with riding rings, a large tennis center, a swim and athletic club, ball fields, an arts center, playgrounds and a walking and running path that circles the park. It also includes the amphitheater, which hosts a full season of outdoor concerts.

For a family, that is a remarkable amount of amenity within walking distance, inside the city and roughly a 15 minute drive from the center of Buckhead.

What Homes Near Chastain Park Cost

The Chastain Park area spans a wide range. Smaller original homes and renovated ranches can trade around the $1 million mark, while larger new construction and estate homes on bigger lots run from about $2 million to well above $5 million. The average sits in the low seven figures.

The single biggest driver is the lot. Chastain’s original housing stock was built on generous suburban lots, which is why the area has seen steady teardown and rebuild activity. If you are looking at an older home here, my piece on how much a teardown is worth explains why the land often carries most of the value.

Living With the Amphitheater

The amphitheater is a genuine perk for some buyers and a dealbreaker for others. On concert nights, some streets nearby hear the music and see heavier traffic and parking. Others, a few blocks away, barely notice.

Before a client buys near the park, I check where the home sits relative to the amphitheater and the main event routes, and I suggest visiting on a show night. It is a much better test than any description I can give you.

Schools

The area is served by Atlanta Public Schools, with many addresses zoned to Jackson Elementary, Sutton Middle and North Atlanta High School, and private schools such as The Galloway School nearby. School assignment varies by street, so confirm the zoned schools for the specific address.

Who Chastain Park Suits Best

Chastain tends to suit families who want a yard, a newer or larger home and a park they will actually use, without moving out past the Perimeter. Buyers who want to walk to restaurants and shops usually end up closer to Peachtree Road in pockets like Garden Hills, while buyers who want more land for the money often look north into Sandy Springs. I compare those tradeoffs in Buckhead vs. Sandy Springs.
